A maintenance emergency refers to any issue in a property that poses an immediate threat to health, safety, or the integrity of the building. These situations typically require urgent attention, often outside normal business hours, to prevent harm or significant property damage.
Common examples of maintenance emergencies include:
-Flooding or major water leaks (e.g., burst pipes)
-Gas leaks or the smell of gas
-Electrical hazards, such as sparking or exposed wires
-No heat during freezing temperatures
-Sewage backups
-Broken locks or doors that prevent securing the property
-Fire or smoke (after emergency services are contacted)
-Non-working toilets in units with only one bathroom
Some maintenance issues, while important, do not require immediate attention and can wait to be handled during normal business hours. These are considered non-emergency requests and will be scheduled accordingly.
Examples of maintenance requests that can wait include:
-Dripping faucets or slow leaks that aren’t causing damage
-Burned-out light bulbs (excluding safety or entry lighting)
-Minor appliance issues (e.g., one burner not working)
-Clogged sinks or tubs (if another is available)
-Running toilets
-Loose cabinet doors or handles
-Noisy HVAC systems (if still functioning)
-Minor drywall cracks or scuffed paint
-Broken window blinds or torn screens
-Pest sightings (non-severe)
While these issues don't require emergency service, please submit a maintenance request so they can be addressed in a timely manner.
When scheduling a maintenance visit, it’s important that someone is home at the scheduled time
or
that arrangements are made to
leave a door unlocked or provide a key/code for access.
Being flexible with appointment times helps ensure the technician can complete the work promptly.
For the safety of both the technician and your pets,
all animals must be secured in a proper kennel or confined to a separate room
during the visit. If pets are not properly secured, maintenance may be rescheduled. Alternatively, you are welcome to be present during the visit to manage your pets.
